OFFICE MANAGER – Construction/Housebuilding Sector, Full-Time
About Us

We are a growing construction business with around 60 employees, operating four main divisions: civil engineering, retention works, luxury garden rooms and SIPs housing. The variety of work keeps things interesting, and there’s a strong sense of teamwork and collaboration throughout the business.

As our Office Manager, you’ll be at the heart of it all – trusted to keep things running smoothly, confidently handle sensitive information, and support our Directors and teams across the business. This is a varied, busy and hands-on role that needs someone highly organised, process-driven, and used to working across all levels of a business. You’ll be responsible for everything from insurance and compliance to procurement admin, funding applications, and internal coordination. You’ll line manage a small admin team, act as the go-to for senior leaders, and bring structure and calm to the day-to-day.

What you’ll be doing:
•    Running the day-to-day operations of our office and overseeing a team of two.
•    Managing confidential employee, company and financial information with discretion and care.
•    Coordinating property leases, utilities, insurance renewals and claims.
•    Leading on compliance admin – including ISO, STA Gold, Constructionline Gold and SafeContractor audits, and maintaining GDPR and H&S records.
•    Maintaining employee records, training records, meeting minutes and internal filing systems.
•    Supporting Directors and senior leaders with coordination, planning, and trusted admin support.
•    Following up overdue invoices with clients.
•    Handling procurement, monitoring office budgets, managing online bank transactions and keeping systems and processes running efficiently.
•    Reviewing funding and grant opportunities, submitting applications and following through on outcomes.
•    Pitching in with proofreading, feedback requests, internal updates, CV sifting and web content updates as needed.
•    Occasionally supporting your team with customer or supplier enquiries, keeping relationships strong, queries resolved, and priorities managed.
What you’ll bring:
•    Strong, proven experience in office management – ideally within a construction setting and typically for 5 years +.
•    A methodical, process-driven approach and outstanding attention to detail.
•    Professionally manages sensitive company information and data with skill and confidence.
•    First-class communication skills – friendly, flexible, and collaborative across all teams from junior employees through to senior leaders/Directors.
•    Strong IT skills – Microsoft Office is second nature, you are the go-to person for first-line support, and you're confident using or learning new systems.
•    A proactive attitude – happy to jump in, sort things out, and suggest improvements.
•    A calm and professional presence, with the ability to manage competing priorities with ease.

PAINTER & DECORATOR

We require an experienced painter and decorator to join our team and look after our Garden Rooms and new build housing projects’ decorating needs.
This is a permanent position, with ongoing training and development opportunities for the right individual. A competitive remuneration package is offered comprising salary based on experience and access to company pension scheme.
Job Description
You will be responsible for delivering top-notch painting and decorating services to our clients. Your role will involve preparing surfaces, applying paint and finishes, and ensuring high standards in every project. You will work on various residential and commercial properties, contributing to delivering high-quality service.
Key Responsibilities:
•    Prepare surfaces for painting by cleaning, sanding, and filling holes and cracks.
•    Apply paint, varnish, and other finishes to walls, ceilings, and other surfaces. Carry out Ames taping to new plasterboard walls and ceilings
•    Use various tools and equipment, including brushes, rollers, and sprayers.
•    Hang wallpaper and other decorative materials.
•    Ensure all work meets company standards and client specifications.
•    Maintain a clean and organised work area.
•    Always follow health and safety guidelines.
•    Communicate effectively with clients and team members.
Requirements:
•    Proven experience as a Painter & Decorator.
•    Experience in taping and filling is preferred. 
•    Strong knowledge of painting techniques and materials.
•    Proficiency in using painting tools and equipment.
•    Excellent attention to detail and a commitment to quality.
•    Ability to work at heights.
•    A valid driver’s license.
•    Flexibility to work on various projects and adapt to changing schedules.
•    Tiling experience would be advantageous, but not a requirement.

STONEMASON

We are currently looking for an experienced stonemason to join our busy Civils, Garden Rooms and housebuilding team. We are working throughout Perthshire, Angus and Central Scotland. 

In the first instance we are looking for someone who has a passion for their craft, a desire to learn and progress and enjoys working on interesting and varied jobs. 
The right attitude to work, honesty, personality and a desire to learn are the key requirements for this job. 

In addition, it will be advantageous to be able to: 
•    carry out all aspects of stonework to a good standard, including random rubble, back bedded and all types of masonry. 
•    have the ability to read drawings and assess specifications in detail.
•    set out blockwork/paving and other works. This skill can be taught and improved if you don’t already possess this. 
•    work by yourself, or within a small team.
•    carry out basic groundworks when required with other specialised tradesmen.

Occasionally there may be some working away from home when required. Accommodation is supplied and good subsistence rates are paid.

A full driving licence is essential.
CSCS card preferred, but not essential.

If you are a stonemason and currently have a labourer/apprentice, then we would be open to them joining the company as well.

Your stonemason skills are an essential part of the job, but we value personality, approach to work and attitude more. We are quite willing to work/train/develop someone should they possess the desire to progress and succeed. 

We are interested in investing and upskilling all our staff, and training and courses are available for the correct candidates. 
This role would be suitable for someone looking to join an expanding team in a very forward-thinking company. We are looking to expand the in-house stonework and masonry side of the business and this role has potential for growth to become a senior position/site manager etc for the right candidate.

Salary: £33-£39k per annum, plus van and other benefits.

CIVILS LABOURERS

JML Contracts requires experienced civils labourers to join our team working on a variety of building and civil projects in and around the UK.

Long term/permanent posts available with training and development opportunities within the organisation. Competitive salary (depending on experience).

You will be required to hold a valid CSCS card and a full driving licence and have excellent communication and time management skills. Successful applicants will also benefit from having an ability to work on their own initiative and have experience of working on a busy site.

These are permanent positions with opportunities to progress in the company for the right candidate. If you are hardworking, keen to learn and progress, can work as part of a team or on your own initiative this may be the job for you. Due to the geography of some of our contracts working away from home may be required on occasion.
